ofo之后,“退押金潮”牵出新型商业模式,多内幕被起底!
最近关于“在ofo排队退押金”的消息占领了各大新闻和自媒体版面的头条,热度居高不下。集体到ofo总部大楼声讨的长队从5楼排到1楼户外,成了北京中关村互联网金融中心里少有的“风景线”。

质疑声中的ofo风雨飘摇,而在半年前业内就出现了针对“ofo调整计费规则”、“ofo变相涨价”的质疑。
根据《投资界》报道,“6月9日,据部分地区ofo忠实用户反应,近期ofo的计费方式又发生变化了。涨价程度已经达到了“按时计算”—3分钟2元、4小时10元。”
一时间,ofo被多次推上风口浪尖,连一手带大它的戴威也被法院列入“老赖”名单。
共享这个行业很多产品在短时间内经历蓬勃快速的发展然后快速湮灭,如昙花一现,但明明一手好牌却打出满盘皆输的结局。

与ofo情况想仿的还有共享汽车行业,相比于ofo ¥199的押金,Togo(途歌)每户1500元的押金,更让用户头疼。运气好的赶在退押金大潮之前很快就退出来,运气不好的一两个月都没能退出来。但途歌10月才宣布再获千万美元B2融资的。

不如ofo的风口浪尖,被扒的一清二楚,共享汽车和长租公寓才逐渐走入群众视野。

又一高房价下被催生出来的产物,今年3月,有6家全国排名前50的房企宣布进军长租公寓市场,提高了市场房源的供应力度,长租市场成新风口。
面向北上广深和新一线城市的联合调查的数据显示看,32%的用户更倾向于租赁长租公寓。“租客族”以90后为主线,80后已“退居二线”,其中,北京、上海在2018年第一季度的租房需求增速分别是7.22%和12.18%。

蛋糕很大,自然就有很多想分一杯羹的,难道这个生意很赚钱?
目前在主要的一、二线城市,由于传统商品住宅用地价格较高,长租公寓的租金回报率不足2%,远低于融资成本。SOHO中国董事长潘石屹也曾提出过类似的观点,银行贷款的基准利率是4.9%,而实际的融资成本只能更高,而用这个更高的融资成本做出来的长租公寓,投资回报率只有1%。那么这就意味着这桩生意不赚钱。
那么是什么盈利模式在催动?据目前已经爆出的消息显示:

就是长租公寓借着“租一押一”的噱头,让租客签订跟第三方机构的贷款合同,贷款是一次性打入长租公寓的运营方,租客付的所谓的“房租”其实是每月定期向第三方机构还款和利息。以此来看,很多混迹其中的,博的都是规模,不断的铺摊子,撑场子,但过于烧钱的模式,终将不能持久。

原本好好的市场,解决大多数打工族租房不固定、租金高等痛点,现在硬是被搅混了,让原本想要好好发展的长租公寓市场受到阻力,相信监管的介入,稍能让市场回归正轨,即使滞后,但也难免!
